INDUSTRY CHECKLIST · CAR WASHES

The car wash insurance checklist

QUICK ANSWER

Car washes usually carry garage liability, commercial property and workers' compensation. Car washes run conveyors and brushes that scratch mirrors and tear antennas, hold customers' cars for a few minutes under machinery, employ attendants who guide vehicles onto the track, and depend on equipment that breaks. Your landlord and the lender ask for proof of each. The checklist below says what every item does, who requires it and how to check it on the policies you already have.

Who asks a car wash for what

Who What they usually want to see
Landlords & commercial leases General liability with the landlord as additional insured, property coverage on tenant improvements and workers' compensation
Banks, lenders & SBA loans Property or auto physical damage with the lender as loss payee, and liability proof at closing and every renewal
Cities, counties & permits General liability, auto and workers' compensation at the limits in the permit or contract

Each of them wants a certificate, and most want it again at every renewal. A live certificate link from the wallet shows today's coverage to every holder and tells them when it changes.

How to check what you already have

  1. Garage declarations. Garage liability limits, then garagekeepers: the limit per location against the value of customers' vehicles on hand, and whether it is legal liability or direct primary.
  2. Property section. Limits for building, business personal property and tenant improvements against replacement cost, the coinsurance percentage, the deductible, and whether flood and earthquake are excluded (they usually are).
  3. Workers' compensation information page. Item 3.A must list every state you work in, item 4 must carry the right class codes, and the employers' liability limits should meet what contracts ask. Check that the estimated payroll is close to this year's.
  4. Business income. The limit or actual-loss-sustained wording, the waiting period, the period of restoration and whether extra expense is included.
  5. Equipment breakdown. The limit, the covered equipment, spoilage and business income under breakdown, and the deductible.
  6. Pollution liability. Site-based or contractors form, claims-made or occurrence, the materials named (mold, asbestos, lead, fuels), and transport and disposal coverage.
  7. Auto schedule. Every vehicle listed with the right garaging address and use; symbols that include hired and non-owned auto; physical damage with the lender as loss payee where the vehicle is financed.
  8. Business owner's policy declarations. Liability limits on the first page, then the property section: building (if you own), business personal property, business income and the named extras such as spoilage, equipment breakdown or employee dishonesty. Confirm the property values are current.
  9. Employment practices declarations. Limit and retention, third-party coverage for claims by customers, and whether wage-and-hour claims carry any defence sublimit.
  10. Crime declarations. Employee theft, forgery, funds-transfer fraud and social engineering each have their own limit; third-party coverage if you work in clients' premises.

What usually goes wrong for car washes

  • Mirrors, wipers and trim damaged in the tunnel, and a sign that says the wash is not responsible.
  • Equipment breakdown and the days of lost revenue nobody insured.
  • Tenant improvements insured by nobody, because the lease says one thing and the policy another.
  • Property values set when the doors opened and never raised.
  • Garagekeepers written on a legal-liability basis when customers expect direct primary coverage.
  • A herbicide drift or fuel spill denied under the pollution exclusion.

What underwriters will ask a car wash

  • Wash type and throughput, equipment values and age, water-reclaim and chemical handling, and whether attendants drive vehicles
  • Square footage, whether you own or lease, the building's age and sprinklers
  • Replacement cost of the equipment, fixtures and stock on site
  • Number of vehicles on the lot overnight and their typical value
  • Whether you store, tow or drive customers' vehicles off premises
  • Products applied, applicator licences and how fuel and chemicals are stored

Renewal timing

Workers' compensation is audited on actual payroll and liability on sales, so a busy year ends with a bill unless the estimates were kept honest; pay-as-you-go billing through your payroll company removes most of that. Renewal autopilot starts the comparison sixty days out, prefilled from the wallet.

Questions people actually ask

Does a sign saying we are not responsible protect us?

Rarely. Garagekeepers coverage pays for damage to the customer's car in the wash; the sign helps with frivolous claims and fails against real ones. Cameras at the entrance and exit decide most disputes.

Is a conveyor or dryer failure covered?

Under equipment breakdown coverage, which property policies exclude as mechanical failure, and business income under breakdown pays for the closed days. Both are additions a car wash needs that a retail package omits.

Doesn't my landlord's insurance cover my car wash?

It covers the building. The lease almost always makes you responsible for your own improvements, equipment and stock, for injuries inside your space, and for naming the landlord as additional insured on your liability policy. Read the insurance clause; the contract checker in the wallet will pull it out for you.

What is the difference between legal liability and direct primary garagekeepers?

Legal liability pays only when the damage is your fault. Direct primary pays for the customer's car in your care regardless of fault, which is what keeps a hail storm or a break-in from becoming a customer dispute. The declarations page says which you have.

Does general liability cover a chemical application that damages a neighbour's plants?

Most general liability forms exclude pollutants, and pesticides and fertilisers count. A pollution endorsement or a separate contractors pollution policy is what responds, and licensed applicators are often required by the state to carry it.
