Matching business income coverage: how the comparison works

QUICK ANSWER

Business income coverage replaces the net income a business loses and pays the expenses that continue while a covered property loss keeps it closed, plus the extra expense of operating from somewhere else. It is written with property coverage and triggered by the same perils. Carriers quote it on revenue, the time it would take to rebuild and how easily the business could relocate. CoverMatch compares the limit or actual-loss wording, the waiting period and the extensions.

What business income coverage responds to

A suspension of operations caused by direct physical loss to property at the premises from a covered peril. The policy pays the net income that would have been earned and the normal operating expenses that continue, for the period it reasonably takes to restore the premises, subject to the limit and the waiting period.

How CoverMatch compares the quotes

Limit or actual-loss-sustained wording, the period of restoration cap, the waiting period, extended business income after reopening, civil authority, dependent property and utility services extensions, and whether payroll is included or limited. The AI summary states the differences; the licensed agent explains them.

What to watch for

A limit set at one year of revenue when a rebuild would take longer, payroll limited to a few weeks, and dependent-property coverage missing for a business with one critical supplier.

Questions people actually ask

How much business income coverage do I need?

Enough to cover lost net income plus continuing expenses for the longest realistic period of restoration, including the time to get permits and rebuild. A worksheet with the carrier sets it; the comparison shows whether each quote uses a stated limit or actual loss sustained.

What is the waiting period?

The number of hours after a loss before income coverage begins, usually 72. A shorter period costs more; the comparison labels each.

Does it cover a closure ordered by the government?

Only through civil authority coverage, when a covered peril damaged property nearby and access is prohibited, and for a limited time. Pandemic closures were not covered under standard forms.

What is extra expense?

The cost of operating from a temporary location, renting equipment or expediting repairs to reduce the downtime. Most forms include it alongside income.
